How often do you update your vacant landlords?
A vacant landlord is what I would consider to be the most high risk landord on the rent roll. Reason being, the property is vacant, its not making them money and its your job to find the best suitable tenant as quickly as possible.
A non negotiable that I factor into my week is updating any of my new business clients every Monday, Wednesday and Friday. I call first and then if they dont answer I send an email.
Even if there is no update, it keeps them informed about how things are tracking and allows you to also keep on top of the marketing campaign.
This overall sets you up to make price adjustments easier and shows the landlord your hunger to lease their property.
